COSTS OF ACQUISITION OF REAL ESTATE PROPERTY FOR SALE

Chapô

When preparing for its acquisition, it is important to take into account the costs of the acts to be established in the overall budget available. Often, we speak of "notary fees".

Introduction

The notary is responsible for depositing the deed of sale at the registry office and paying him the registration fees owed by the buyers. These costs amount to 12.5% of the purchase price in the Walloon region as well as in Brussels, and to 7% in the Flemish region. In all three cases, these costs can be reduced under certain conditions.

Research costs

As part of your purchase, the notary must carry out cadastral and urban research. He must also request the thirty-year origin of the property to be acquired as well as a condition of the soil.

These costs are not fixed and depend on the particularities of the sale and the work to be done to constitute the notarial deed.

The fees of the notary

The fees of the notary are regulated and uniform throughout Belgium. In the context of a property sale, the rule of declining proportional costs is used. This means that the higher the sale price, the lower the percentage used to calculate the notary's fees.

If several notaries have worked on your file, the fees will be divided among the notaries according to the work done by each

Description

Mortgage registration

If you take out a mortgage, the notary will take a mortgage registration on your property and register it at the mortgage office. The fees relating to this act include registration fees (1%) and mortgage fees (0.30%). Registration is taken up to the amount borrowed plus accessories and three years of interest

When should you pay the notary fees?

A deposit, generally 10% of the amount of the sale, must be paid for the day of signing the agreement. Then, the purchasers will pay the various costs the day of the passage of the act (s) at the notary at the same time as the balance of the amount of the sale.

Concrete example :

Purchase of an apartment for € 330,000

Registration fees € 19,375

Fees 2,494.75 €

Administrative costs excluding research 800 € and 1.100 €

Hypotequary transcription € 220

VAT € 691.9 and € 754.9

Deed of purchase costs € 23,581.65 and € 23,944.65

Premiums and reduction in the Brussels Region

Premiums

If the accommodation is more than 30 years old, you can benefit (under certain conditions) from a renovation bonus. To do this, you must submit a request to the Brussels-Capital Region.

There are two types of renovation bonuses: the home improvement bonus and the facade beautification bonus.

It is also possible to obtain environmental bonuses in order to reduce energy consumption.

Reduction of registration fees

The reduction represents a reduction in the taxable base if the value of the property does not exceed € 500,000.

Registration fees (at the rate of 12.5%) will be calculated on the part of the price which exceeds the amount of the allowance of € 175,000.

In other words, you no longer pay registration fees on the first € 175,000 of the purchase of your property (which corresponds to a saving of € 21,875), subject to certain conditions.
