IN MIAMI, LUXURY BECOMES ECO RESPONSIBLE

Chapô

Luxury is changing in Miami. The prestige real estate market is now defined by virtuous and eco-responsible housing. These accommodations combine high-end and preservation of the environment. Properties that mainly appeal to young fortunes in tech. They are willing to pay more for goods with a lower carbon footprint, and put aside the most energy-hungry apartments and houses on the market.

Introduction

High-end real estate: combining luxury and sustainability

Who said ultra-luxury and caring for the environment can't go hand in hand? Across the Atlantic, in Miami, developers are competing in ingenuity to try to meet this challenge, and it works.

The big fortunes of Tech ’generations Y and Z are more concerned with environmental issues and wish to shift towards energy-intensive properties ... without however giving up their comfort. This is the case, for example, with the 240 apartments at Oceana Bal Harbor, with apartment prices ranging from $ 3 million to $ 30 million. The homes are LEED (Leadership in Energy and Environmental Design) certified, an American label guaranteeing that the building has been constructed from biobased materials by recycling all site waste and minimizing the use of water. 70% of the land's original vegetation has thus been preserved.

The landscaping of the gardens makes it possible to limit the plants' water requirement by 75%. The building is wrapped in several layers of glass. This allows it to be perfectly insulated and soundproofed. These exemplary characteristics encourage these new buyers to abandon particularly energy-intensive properties, in particular homes that rely on a conventional air conditioning system.

Description

New construction methods

To ensure that their properties are as virtuous as possible, buyers rely on LEED certification. Miami real estate agencies offer real estate that incorporates home automation tools to reduce the energy consumption of homes. These make it possible to regulate energy consumption using sensors hidden in the house. They also allow remote control of all the equipment of the property.

Buyers are increasingly demanding the construction of skylights to reduce artificial lighting inside the property and are opting for photovoltaic collectors for

produce their own energy. A preponderant place is given to greenery with the installation of green roofs and facades or terraces blended into the environment,

typical of biophilic architecture. Even swimming pools are becoming ecological, through the design of swimming pools containing plants capable of naturally treating wastewater.
